If you look at energy use, one of the largest chunks is heating and cooling of houses and commercial structures. What is currently being built is not much more efficient than what exists now, and in many cases, physically larger. While the technology exists to build more efficient housing, most new construction is still standard stud framing with double pane windows and minimal (if any) insulation around the foundation. The priority is on the use on unskilled labor, not the attention to detail in air-sealing and insulation that generates an efficient structure.

New prescriptive codes do call for better sealed and insulated structures, but these are implemented on a state by state basis. Will it reach the point where people can no longer afford to heat and cool their house and are forced into multi-family dwellings?
